1 - The price
Price is fundamental. If you decide on a fair and realistic price, together with other equivalent options and in line with the market in the area of your home, this will make the sale easier. Of course, if you have an urgency to sell and a decrease on the price, the sale becomes even easier and faster.
2 - The presentation
The appearance of the property is fundamental. Remember that the potential buyer who visits your home will want to imagine living in it. Therefore, it is very important that you consider the following topics:
a) If the painting has deficiencies or in some areas there are signs for example of infiltrations, even if it has been repaired previously, it will be important to have it repaired and repainted beforehand. Obviously, if there are any damages, such as locks, doors, taps, blinds, among others, it is advisable to repair them before the property is presented to potential buyers. Any investment you make to improve your home will increase the value and facilitate its sale.
b) Keep the house clean, airy and tidy. Make sure there aren´t any bad odors. Do not hesitate to use any good and suave aromas, such as vanilla;
c) For the decoration point of view, there are certain areas which do not require expensive items, such as beautiful cushions on sofas or beds, modern and attractive curtains, bedding (which should always be made) equally modern. Plants or simple decorative pieces carefully placed will also contribute to make the house more pleasant and appealing to the buyer;
d) During your visits have the doors of all the rooms open. This will give a perception of the spaces being larger. Also, avoid having a lot of viewers at the same time as it will make the areas appear smaller;
e) If you still live in the house that you are selling, it is advised that you remove your personal photos or objects. Ideally is to feel comfortable and imagine the house as yours. Also, any objects liable to create malice or even offense at the level of moral, personal, religious or political convictions should be withdrawn.
f) Do not have pets at home on the viewing days
g) If the house has a garage, on the day of the visit do not have cars inside, to give a greater perception of space, and also have it tidied up;
